Town-centre flats & lettings

A flat repaint needs a clear interior brief and an equally clear route through the building. For owners, landlords and lettings instructions in Wimbledon, we bring those arrangements together before agreeing the work between occupation, repairs and handover.

Define the result room by room

Start with what each space needs: a complete colour change, renewal of worn finishes or preparation for a new occupant. List ceilings, walls, doors and other joinery individually, including the inside of cupboards only where required. In a compact apartment, consider the view from the entrance through to the living space so the colour scheme reads coherently across the interior.

Treat dates as a sequence of responsibilities

For a rental turnaround, distinguish the date keys become available from the dates for repairs, cleaning, inventory and the next occupation. The preparation needed can only be judged against the condition of the surfaces. Share the proposed interval and identify other contractors involved, so a suitable decorating programme can be discussed before a handover date is relied upon.

Give one person authority to decide

Identify the owner or representative who can approve the scope, samples and any additional work discovered during preparation. Include the building manager's requirements where they affect access, deliveries or shared surfaces. Agree how defects will be recorded and when a decision is required. This is especially useful where the person instructing the work cannot attend the flat during the repaint.

Keep an occupied tenancy workable

Where residents remain at home, agree authorised access and the working sequence with the appropriate parties before dates are arranged. Establish which rooms and facilities must remain available, how belongings will be protected and where materials can be stored. A tenant's ordinary use of the flat belongs in the brief; a vacant-property programme cannot simply be transferred to an occupied home.

Hand over an identifiable finish schedule

Check the completed surfaces against the instruction and record any outstanding item with its agreed action. Keep the product, colour and sheen references with the property information so future maintenance can be specified accurately. Coordinate the return of fittings and final cleaning with the manufacturer's guidance for the new finish, particularly where another occupation follows soon after the work.
